What decides where a firm appears

Each list puts first the firms whose advice centres on that kind of mortgage, from first-time buyers to buy-to-let or equity release. We also take account of the reputation a firm has built with its clients, read in the light of its track record, and of how clearly it sets out its fees and the lenders it can reach.
