What these terms cover
These terms cover your use of MortgageDex (mortgagedex.co.uk), a free guide to mortgage brokers and advisers in the United Kingdom. By using the site you accept them.
Not financial, legal or tax advice
The lists help you find and compare firms. They are not financial advice, not a recommendation of any lender, mortgage or product, and not a view on whether you can afford to borrow. They are not legal or tax advice either. Your home may be repossessed if you do not keep up repayments on your mortgage.
We are not a broker
MortgageDex does not arrange mortgages, take applications, book appointments or charge users. It does not promise any firm’s advice, fees, speed or the result of an application. Any agreement is between you and the firm you choose.
How the lists are made
From public information about each firm (rating and number of reviews, category, what it says about its services, contact details and opening hours) and the rules explained in “How we select”. A firm on a Top plan is shown in a highlighted position and a firm on a Pro plan has a fuller profile. Both carry a label. A plan is not a check of the firm and not our endorsement of it.
Check before you instruct a firm
We review the lists from time to time, but a phone number, an address or an opening time can change. Confirm them with the firm. Also check on the FCA register at register.fca.org.uk that the firm is authorised and that its permissions cover the advice you need.
Listings and the business area
Anyone who claims a listing confirms that they are entitled to manage it and that what they publish is accurate and not misleading. Each firm is responsible for making sure its own wording, including any promotion of mortgages, follows FCA rules and the UK advertising codes. We may edit or remove inaccurate or misleading content. The terms of the plans are shown in the business area.
What you must not do
Use the site for anything unlawful, copy its lists with automated tools, try to reach restricted areas, pretend to be another person or firm, or give false details.
Intellectual property
The texts, the selection rules, the order of each list, the name and the design of MortgageDex belong to its owner or are used with permission. You may link to them and quote them with a credit. To copy a substantial part you need our permission.
Liability and law
Nothing in these terms limits liability that cannot be limited by law. Beyond that, MortgageDex is not responsible for what the listed firms say or do, or for the content of other websites. These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland, you can also bring a claim in the courts where you live. We may change these terms, and the version on this page is the one that applies.
